Building Spacing: Shall comply with the “Provisional Regulations on Building Spacing for Residential and Other Buildings in Beijing,” as well as requirements related to sunlight exposure, fire safety, and other relevant considerations.

2. Scope of Finishing Works

2.1. The main tasks of interior fit-out design are as follows:

l Architecture and Waterproofing Specialty: As required, complete the remaining wall masonry, procure and install steel structures, carry out waterproofing works, and, as needed, perform chiseling and finishing of openings. This scope includes the supply of both primary and auxiliary materials.

l Fine‑finishing specialty: All interior fine finishes within the scope of the tender, including restrooms, lobbies, elevators, and office and ancillary living areas, encompassing the installation of decorative wall finishes, ceilings, flooring, doors, windows, glass partitions, and other related elements in the aforementioned areas, as well as the supply of both primary and auxiliary materials.

l Mechanical and Electrical Engineering: Includes the installation of water supply, drainage, electrical, low-voltage, automatic control, intelligent systems, refrigeration and heating, ventilation, make-up air, and smoke exhaust systems in the fine‑finish areas, encompassing the supply of equipment and materials such as luminaires and outlets, ductwork and dampers, piping and fittings, valves, fresh‑air handling units, exhaust‑air handling units, fan coil units, multi‑split air‑conditioning systems, distribution boards, instruments and meters, washbasins, toilets, office desks and chairs, and more.

3. Construction Requirements

3.1. The successful bidder shall construct a model unit in accordance with the requirements, ensuring that all trades are fully completed and the unit meets the handover criteria. Upon completion, the finished unit must be in complete conformity with the design renderings and video presentations.

3.2. Construction must ensure a well‑balanced overall layout, with designs that are scientific, user‑friendly, standardized, intelligent, and landscape‑oriented. The functional design should be both simple and practical, fully taking into account users’ needs and meeting the requirements of regular international exchanges.

3.3. The construction must align with the aesthetic and operational style of biopharmaceutical companies, emphasizing technological sophistication and rigorous standards. It should be forward‑looking—five years ahead of current trends and ten years from obsolescence—while meeting the specific requirements of a pharmaceutical plant. Practicality must be prioritized, with energy consumption and waste discharge subject to tiered, controlled management. Considerations should also include ease of maintenance and associated maintenance costs.

3.4. Brand positioning for major construction materials: International top-tier brands are used in key areas; domestic top-tier brands are used in other areas.

3.5. Construction shall comply with applicable building standards, and construction materials shall meet the requirements of the design and relevant codes.
